“Continued steady growth is the them for the 2016 La Plata County real estate market. Market volume, which represents the combined growth of number of sales and price of homes, increased in almost every category. The number of homes that sold in-town Durango was slightly less (181 vs. 186 in 2015), but the median price increased by almost 8%. Of particular note were the number of in-town Durango homes selling for over $900,00; 6 in 2016 vs only 2 in 2015. The clear winners for 2016 were country homes, both in Bayfield (122 sold vs 96 in 2015 with an 11.75% increase in median price) and Durango (392 sold compared to 371 in 2015 with a 9.09% increase in median price). Durango condos and townhomes were relatively flat in numbers but showed a 5.13% gain in media price. Similarly, Bayfield in-town homes were flat (mostly due to lack of inventory), but the median price increased by almost 8%. Median price and number of sales increased in the resort home category. While resort condos increased in number of sales, the median price decreased by 4.1% reflecting resort buyers desire to purchase the less expensive condos. Rounding out our 2016 steady growth were land sales with a 6.97% increase in number of sales and a 5% increase in median price.”
