The low number of homes for sale was squeezed even more after a severe winter that just wouldn’t quit. The 2018 MLS statistics for La Plata County were just released and they show strength in our local real estate market.  Overall, La Plata County home sales are down 3.1% while the median price rose 5.7%.  As all real estate is local, areas of the county with the highest median price gains are where the number of sales was reduced the most; areas of low inventory have the highest price increase. The newly released MLS third quarter and year-to-date La Plata County real estate sales statistics shows our inventory crunch continues. The decrease in sales directly correlates to fewer listings available in the marketplace.  In other words, less choice for buyers equals a decline in sales. Overall, residential sales are down 2.2% compared to 2017, and new listings are down by 2.8%. The second quarter and year to date real estate statistics for La Plata County show we are experiencing an inventory crunch.  Compared to last year at this time, the inventory of listings is down; - 3.4% for single family homes and -3.3% for condos/townhomes.  Because of this reduction, the number of home sales is down -18% in-town Durango, over -30% in Bayfield, and -4.5% overall for the County.  Median price increases continue, partially because of the crunch, and stand at 6.4%, or $385,0... read more
